But what initially sounds like a romantic idea can quickly become a challenge. In my experience as a real estate agent on the island, I have often heard of cases where the house purchase did not live up to expectations. To ensure that your dream of owning a home on the island does not turn into a nightmare, I would like to share some essential tips - from first-hand experience.

Thorough preparation and the right partner

Before you fall head over heels in love with a property, don't be blinded by the warm rays of the sun and the scent of pine forests. An experienced estate agent is worth their weight in gold and can help you separate the wheat from the chaff. The island has many faces, and only those who are well informed will find the corner that suits their lifestyle.

Building fabric: check carefully

A house with a sea view is a dream - until it turns into a nightmare when it rains. Moisture damage is not uncommon in Mallorca, especially near the sea. The high humidity can cause mold and other problems. Be vigilant: musty smells, water stains, cracks in the walls or uneven floors are not to be ignored. Ask around and pay close attention - this will save you any nasty surprises.

Roofs and windows: protection from the elements

An inviting roof may shine in summer, but the truth is revealed in winter. Roof tiles and gutters should be inspected carefully. And the windows? Don't be fooled by pretty shutters. They need to be tight to withstand moisture and storms.

Mold and air quality: better safe than sorry

Mold is not a rare issue in Mallorca. It often hides behind cupboards or in dark corners. Bring a flashlight with you and check the places that otherwise remain in the shadows. An air quality expert can help check the indoor air - better safe than sorry.

Thermal and sound insulation: Ensuring comfort

Summers are hot, winters are cooler than expected. Good thermal insulation saves energy costs and makes living more comfortable. Ask about the materials used and the quality of the windows. Sound insulation should not be forgotten either. Test the property at different times of day - sometimes a passing scooter says more than a thousand words.

Water and wastewater systems: an often underestimated aspect

Rural fincas often have their own water systems. Check the water pressure and pipes. Discoloration indicates old pipes. The sewage system also deserves attention - odors or blocked drains can be expensive.

Legal protection and N.I.E. number

Strike quickly and buy? No, better not. There are many properties on Mallorca with an unclear legal status. Ask to see all the permits and, in addition to a lawyer, consult an architect to check the entries in the land register. A building surveyor can help to detect hidden defects. Trust is good, control is better.

Don't be dazzled by the summer flair

A recommendation that I give from the bottom of my heart: Buy in the off-season. Everything seems a little more magical in the summer, but in the cooler months you will get to know the true face of your dream property - be it the humidity, the wind or the temperature regulation. In the off-season, you can also better appreciate the true tranquillity of the surroundings, away from the tourist crowds.

Long-term rental as a test phase

Are you unsure whether Mallorca should really become your second home? Then rent long-term. This will allow you to get to know the island better and discover which region really suits you. Long-term rentals give you the opportunity to experience the many facets of the island and find out whether your love for the island will survive everyday life. It is a tried and tested method to avoid making a hasty commitment and to check the location carefully.

Outdoor facilities and property: not just the façade

A pool looks tempting, but only if it is in good condition. Check the technology and tightness. Properties on slopes should have drainage systems - otherwise there is a risk of flooding and expensive repairs in the event of heavy rain.

Energy efficiency and modern technology

A modern energy performance certificate is mandatory. Ask whether the property has solar technology or energy-efficient heating systems. Such details save money in the long term and are a plus for the resale value.

Location and infrastructure: more than just the view

A great view is tempting, but without a good infrastructure it quickly becomes a minor matter. Make sure that schools, doctors and stores are easily accessible. You should also keep an eye on planned construction projects in the area. Visit the property at different times of day - it's worth it to know how lively or quiet the neighborhood really is.
